When you are selling your home, chances are that proper etiquette is one of the last things on your mind. You simply want to sell. Of course, whenever you are dealing with other people, as you will be doing during the real estate transaction, you have to think about etiquette and the perception of others. If you are difficult to work with, then it is going to turn buyers away in droves. The following are some simple etiquette tips that can help you during the sales process. 

Be Respectful of Time 

Everyone’s time is precious. You would not want to be waiting at home for hours for a potential buyer to show up and look at the house. They should be there when they say, and so should you. While you might have errands to run and things to do, if you tell the agent and the potential buyer that you will be there to show the house at 3PM, then you had better be there. If you can’t be there for some reason, make sure you let all of the involved parties know as soon as you possibly can.

Try your best to be accommodating when it comes to showing the house. Sometimes, buyers aren’t able to get to the house during ideal hours. Unless it is a serious inconvenience, do your best to accommodate the buyer. This is especially true if they have a sincere interest in the property. Sometimes you have to do some last minute showings, so do your best. It might just be the showing that finally sells your property.

Kindness and Courteousness at the Open House

If you are going to be at the open house, then you should be kind and courteous to all who visit. Treat them as you would a favored guest. Make sure that you have some type of refreshments, even if it is just some coffee, water, and cookies. Always try to make them feel as much at home as possible.

Speaking of open houses, you need to make sure you are doing them right. This means cleaning, de-cluttering, and making improvements and updates as needed. Make the home look great, and you will be doing yourself and the buyers a favor.

Be Honest

Are there imperfections in your home? Chances are that there are at least a couple of things that aren’t perfect. When questioned about these things, it is important that you are honest with the buyer. They need to know, and they will know once they get an inspection of the home. If it looks as though you are trying to hide something, they might simply back out of the entire deal. You want them to trust you and buy your home, and the only way for that to happen is to be honest.

Be Realistic

This can be a bit more difficult for some sellers. Everyone has an ideal number for selling their property. Often, this number is inflated in their own mind because they have an emotional attachment to the home. It is important that you separate selling from emotion though, as it can cause problems. Don’t get angry at a potential buyer who offers an amount that’s lower than your asking price. Be civil and counter their offer. Also, make sure you are realistic about the asking price. Talk with your agent about the going prices for homes in the area that are comparable to your property.

These are some of the most important rules of etiquette for those who are selling their home. They are simple enough to follow, but many people still don’t. Do not be one of those sellers!
