Home Prices Up 25% Year-Over-Year in Idaho

Real Estate tracking firm CoreLogic just released their March 2021 Home Price Insights Report, and home values nationally increased an average of 11.3%.

Idaho, once again, found itself leading the nation in home price appreciation, seeing a 25% increase in values year-over-year in March 2021 versus the values in March 2020. That increase is nearly seven percentage points higher than Montana, the second-place state for year-over-year price increases.

CoreLogic predicts home values will continue appreciating and will settle nationally around 3.5% between March 2021 and March of 2022.

Demand continues to outpace supply as historically low mortgage interest rates are propelling interest among would-be buyers. And, as you’re no doubt aware, here in the Treasure Valley, demand is at historic highs.

As the housing inventory continues to be limited here in the valley, it won’t be surprising to see home values push higher than the predicted 3.5% growth for the following year.

The Spring Boise Parade of Homes Concludes

The 2021 Spring Boise Parade of Homes concludes this Sunday and is your last chance to personally visit these gorgeous homes designed and built by some of the area’s talented and award-winning home builders.

If you missed it, we had an excellent write-up on two of the homes participating in the Spring Boise Parade of Homes. “The Lauryn,” built by Biltmore Co., won the “Best Kitchen” award in its pricing category and is well-deserved with its grandeur featuring open cabinets, clean lines, arches, and a large butler’s pantry.

You’ll also want to take a look at Ninety Degree Construction’s “Trinity,” a home that features high ceilings, a hidden pantry, and unique decorative flourishes throughout. The modern design and personal touches make this house a “can’t miss.”

While this spring’s Parade of Homes is coming to a close, it’s interesting to see the different design trends that the builders embrace in their homes. The trends are sure to inspire future builds.

Parade of Homes People’s Choice Voting

Through Sunday, you can vote daily for your favorite home featured in the Spring Boise Parade of Homes. The home getting the most votes will be named the “People’s Choice” award winner in its category.

Biltmore Co. would greatly appreciate your vote for “The Lauryn” in Home Category 7 and is offering a chance to win four free airline tickets for your vote. To enter, just take a screenshot of your vote for “The Lauryn” and text the image to 208.631.0721 for your chance to win. Be sure to include your name with the entry.

And while you’re voting, Ninety Degree Construction would appreciate your support for “The Trinity” in Category 4.

The Last Word

The real estate market in the Treasure Valley is constantly evolving. As we’ve seen, housing prices continue their record ascent not just in Idaho but nationally. That trend is going to continue as buyers far outnumber available homes. Also, building materials are seeing dramatic increases in their prices, which is helping to fuel higher prices for Boise new construction homes.

The Parade of Homes concludes a record-setting run as attendance through the homes has surpassed attendance in previous years. Visitors are inspired by the designs, intricate craftsmanship, and attention to detail in each of this year’s Parade of Homes participants.

And be sure to check out that gorgeous Warm Springs gem!
