Ada County: More Activity, Stabilizing Prices

Ada County recorded 1,001 single-family home sales in May — an 18.5% increase over the same month last year. That’s a meaningful jump in transaction volume, signaling that buyers who had been sitting on the sidelines are stepping back in.

The median sales price for existing homes came in at $575,900, essentially flat year-over-year at -0.7%. That slight dip isn’t a red flag — it reflects a market finding equilibrium after years of rapid appreciation. Homes averaged 33 days on market, up a modest 2.9% from last May, and available inventory sits at 2.3 months of supply.

Canyon County: Affordable Entry Point, Rising Demand

Canyon County posted 522 sales in May, up 12.0% year-over-year, with a median sales price of $444,900 — a 2.6% gain over last May. Days on market held steady at 44 days (flat year-over-year), and inventory stands at 2.5 months.

The price appreciation here tells a clear story: Canyon County continues to attract buyers priced out of Ada County or looking to maximize their dollar in the Treasure Valley. Demand is growing, supply is still tight, and prices are moving in one direction.
